What kind of pets do you allow? Do you permit exotic pets?

We allow cats, dogs and small caged animals. Breed restrictions for dogs include: Chow-Chow, Rottweiler, American Pit Bull Terrier, American Staffordshire Terrier, Bull Terrier, Staffordshire Terrier, and American Bulldog. We allow exotic pets as long as they are caged. (i.e. snakes)

How many pets may I have?

You are allowed to have two pets per apartment home.

Are there any deposits, special fees, or monthly charges to have a pet?

Our pet fee is $300 per pet (cat and dog) plus $20 monthly pet rent per pet (cat or dog).

What must I bring with me to tour an apartment?

You must be able to provide a government issued photo ID.

What are your fees and monthly charges?

Our application fee is $50 per person and our administration fee is $150 per household. In addition, each household will pay a $50 community fee upon move in, in addition to a $25 gate card fee per vehicle. Lastly, we do offer the ability to rent garages at $125 per month, if available.

What are the income and credit qualifications?

Our income requirements are 2.5 times the monthly rent and for credit, we do not have a minimum beacon score and just consider an applicant’s history as a whole. Medical bills and student loans are not considered during this process.

What is acceptable “proof of income” to sign a lease?

We require that all income information is listed properly and truthfully on our rental application. If necessary, we may ask for a pay stub, letter from your employer, most recent W-2 or a recent tax return for self-employed applicants.

What happens if I qualify for an apartment, but my roommate does not?

If your roommate did not qualify due to credit, not inclusive of evictions or rental collections, a guarantor can be added to the lease to help them qualify. If the reason for not qualifying is due to criminal background, eviction and or rental collection, you can either find a new roommate and/or we can assist you in downsizing if you wish.

Is my security deposit totally refundable?

Upon move out your deposit is totally refundable pending that you pre-pay your final water bill and your apartment is given back to us in move in ready condition. If there are any final changes billed to the account for rent, water bill and/or damages to the apartment, that amount will be deducted from your deposit. Whatever is left over will be refunded to you. If the amount owed exceeds what your deposit is, you will be billed for the remaining portion.

If I get a job transfer, can I break the lease?

Yes, you are able to break your lease if you get a job transfer. At time of move in when you sign your lease you will have the option to choose which termination option will take effect if and when you were to break your lease. When that time comes, the selected option will be put into effect.

Can I change to a month-to-month lease plan after my first year?

Yes, you are able to go month to month if you wish. However, we do offer short term renewal options as well which may be more cost effective.

What utilities are included in my lease?

The utilities that we include in rent are pest control and recycling. All other utilities are paid by the resident.

How long is the term of the lease?

We offer initial leases anywhere from 7-13 months.

Do you accept leases for short terms?

Yes, 7 months is the shortest lease that we offer.

Am I required to have renter’s insurance?

Yes, you are required to have renters insurance with $100,000 personal liability.

Do you offer furnished apartments?

No, we do not offer furnished apartments, but do work closely with several local furniture rental companies which offer competitive rates to furnish your home.

Do you offer corporate apartments?

Yes, we do offer corporate apartments and would be happy to further assist you with a corporate lease.

If something needs to be repaired in my apartment, how do I report it?

You can submit a service request on your resident portal account.

When is my rent payment due?

Rent is due on the first of every month.

What day of the month am I liable for a late charge?

The fourth of every month is when you are charged a late fee if your rent is not paid.

Will you accept electronic payments from my bank?

Yes, we do offer the ability to pay online in the form of electronic check.

Is there a place where I can pay my rent after office hours?

We encourage that you pay your rent online. That way, you are not restricted to only paying during business hours, as we do not have a place where you can pay after hours.

There is a person who might be staying with me for a while, is that permitted by the lease?

You are allowed to have a guest stay at your apartment for up to 7 consecutive days.

Do you have reserved parking?

Our parking is first come first served except for the reserved parking spots in front of the garages.

I have a motorcycle, where can I park it?

All motorized vehicles are required to be parked in the parking lot in a valid parking spot.

My children live with me in the summer; do I need to notify your office when they arrive?

They will need to be added to the lease as occupants and then you may remove them once they move away again.

Can I install my satellite dish at my apartment?

You can have a satellite dish on your patio if it is on a tripod, within the limits of your apartment home and not attached to the building structure.

Do you have cable services?

After completing the application process you will receive a move in cost sheet with all the utility information, including how to set up cable services inside your apartment home.

Does the property have a fitness center?

Yes, we have a 24 hour fitness center.

Does the property have a swimming pool?

Yes, we have a beautiful resort style swimming pool.

Does the property offer on-site recycling?

Yes, we do offer on-site recycling.

Are gas grills permitted at your property?

No, we do not allow gas grills. We have two grills on property for your use.

Is there any additional storage space available at your property?

We offer garages available for rent which can be used as storage or parking your car.

Are residents permitted to paint their apartment?

Yes, you are allowed to paint your apartment home.

Will you accept my delivery packages for me?

Yes, we do accept packages for residents during office hours.

Do you have a list of Preferred Employers?

No, we do not have a preferred employer list; however, we usually have a great special which all applicants can take advantage of.
